Terms & Conditions

1. Agreement and Service Operator

These Terms & Conditions (“Terms”) govern your use of maraboard.com and the Maraboard diligence service. Maraboard is a product and service operated by Insyterra LLC. These Terms form an agreement between you and Insyterra LLC regarding your use of Maraboard. In these Terms, “Maraboard” refers to the product and service, while “we,” “us,” and “our” refer to Insyterra LLC.

By using the service or purchasing Premium Review access, you agree to these Terms, the Privacy Policy, Cookie Policy, and Refund Policy. If you do not agree, do not use the service or complete a purchase.

2. What Maraboard Provides

Maraboard organizes buyer-facing information about emerging-market property opportunities. The launch service may include:

  • free Verified Details and public project, developer, unit, and listing information;
  • project-level evidence and trust context;
  • one-time, project-specific Premium Review access after payment and entitlement fulfillment; and
  • separately scoped Maraboard Verify(TM) observations or fulfillment where expressly offered.

Availability differs by project. A feature, trust category, document, or Verify service shown for one opportunity may not exist for another.

3. Maraboard Is a Diligence Aid, Not the Property Transaction

Maraboard is not the developer, seller, estate agent, broker, lender, insurer, conveyancer, lawyer, tax adviser, financial adviser, investment adviser, or guarantor for a property unless a separate written agreement expressly says otherwise.

Maraboard does not sell the underlying property, hold purchase deposits for developers, set the developer's property contract, transfer title, guarantee financing, guarantee rental income or yield, or guarantee that a project will be completed on time or at all.

Maraboard's information is intended to improve the structure and visibility of your diligence. It does not replace:

  • independent legal review of title, contracts, permits, taxes, and ownership;
  • independent technical inspection, valuation, survey, or site visit;
  • financial, tax, exchange-control, sanctions, or investment advice;
  • confirmation directly from the developer, seller, registry, authority, bank, or relevant professional; or
  • your own assessment of affordability, counterparty, construction, market, currency, political, and enforcement risk.

You remain responsible for every property-purchase, reservation, financing, remittance, and investment decision.

4. Sources, Review Dates, and Accuracy

Project information and evidence may come from developers, sellers, service providers, professional reports, public sources, site access, Maraboard operations, and other third parties. Maraboard may structure, summarize, review, or annotate that material, but does not control every source or underlying event.

Information may be incomplete, delayed, disputed, superseded, or later prove inaccurate. A “verified,” “reviewed,” “approved,” trust, evidence, or Verify label describes the scope and status of Maraboard's recorded process; it is not a warranty of title, legality, truth, completeness, future performance, investment return, or absence of fraud.

Review dates and evidence should be considered alongside current source documents. You should confirm material facts again before committing money or signing a property agreement.

5. Accounts and Security

You must provide accurate account information and keep your credentials and email access secure. You are responsible for activity performed through your account unless applicable law provides otherwise.

You may not:

  • share, sell, or transfer an account or paid entitlement;
  • bypass authentication, project entitlement, download, preview, or Internal access controls;
  • scrape, bulk-download, republish, resell, or build a competing dataset from Maraboard content;
  • probe, disrupt, overload, or introduce malicious code into the service;
  • submit false, unlawful, infringing, or harmful information; or
  • use Maraboard in violation of law or another person's rights.

We may restrict or suspend access reasonably necessary to address security, misuse, legal requirements, non-payment, or material breach. Where practical, we will preserve legitimate access to purchased material or provide an appropriate remedy, subject to the Refund Policy and applicable law.

6. Premium Review Purchases and Access

The price, currency, project, and included product are shown before Stripe Checkout. Premium Review is currently sold as a one-time purchase for the identified project, not as ownership of the underlying evidence or a subscription, unless checkout expressly states otherwise.

Stripe processes the payment. A browser success page or receipt alone does not create Maraboard access. Access is granted after Insyterra LLC, through Maraboard, receives and processes verified payment evidence and creates the project entitlement. Processing may take a short period after checkout.

Paid access is personal, limited, non-exclusive, non-transferable, and for your own evaluation. It may be revoked when a payment is refunded, reversed, fraudulent, duplicated, or otherwise invalid. Duplicate-payment handling and other refunds follow the Refund Policy.

Taxes, bank fees, foreign-exchange costs, and card-issuer charges may apply outside Maraboard's displayed price and are your responsibility unless checkout states otherwise.

7. Communications

We may send required authentication, security, payment, refund, entitlement, and service messages through Maraboard. Optional trust updates, saved-listing updates, or digests are subject to available notification preferences and one-click category unsubscribe controls.

You are responsible for keeping your account email current and for reviewing important service messages. Email delivery can be delayed or blocked by providers, inbox rules, or suppression safeguards.

8. Intellectual Property and Permitted Use

The Maraboard service, branding, page design, original analysis, taxonomy, presentation, and compiled materials are protected by applicable intellectual-property laws. Source documents and third-party materials may remain owned by their original owners.

Subject to these Terms, Insyterra LLC grants you a limited right to use Maraboard and the content you are authorized to view for personal property evaluation. No ownership right is transferred. Fair dealing, fair use, consumer, and other rights that cannot lawfully be restricted remain unaffected.

9. Third-Party Services and Dealings

The service uses and may link to third parties including developers, property professionals, Stripe, Google Maps, and public or private information sources. Their services, contracts, privacy practices, statements, and availability are separate from Maraboard.

Any property reservation, deposit, purchase, financing, professional engagement, or other transaction with a third party is between you and that party. Insyterra LLC is not responsible for a third party's acts, omissions, insolvency, delay, misrepresentation, contract performance, or use of funds merely because the party or opportunity appears on Maraboard.

10. Availability and Changes

We aim to keep the service reliable, but it is provided on an “as available” basis. Maintenance, provider outages, security events, legal restrictions, or changes in project status may temporarily or permanently affect a feature or item of content.

We may correct information, update reviews, withdraw unavailable opportunities, and change prospective features. We will not retroactively change a completed purchase's project identity or silently substitute a different paid product.

11. Disclaimers and Liability

To the fullest extent permitted by law, Insyterra LLC disclaims implied warranties that can lawfully be disclaimed in connection with Maraboard, including warranties of uninterrupted availability, merchantability, fitness for a particular purpose, and non-infringement. Nothing in these Terms excludes a warranty or remedy that applicable law makes mandatory.

To the fullest extent permitted by law, Insyterra LLC is not liable for indirect, incidental, special, consequential, exemplary, or punitive loss, or for lost profits, investment returns, opportunity, goodwill, or data arising from reliance on property information or a third-party property transaction through Maraboard.

Nothing limits liability that cannot lawfully be limited, including liability for fraud, willful misconduct, or other non-excludable rights. Any limitation is applied in light of the nature of the service, the amount paid to Insyterra LLC through Maraboard for the affected product, and applicable consumer law.

12. Applicable Law and Disputes

These Terms and disputes relating to the service are governed by the laws applicable to Insyterra LLC, the service, and the transaction. Nothing in these Terms selects a forum or waives mandatory consumer rights where no specific choice can lawfully be made.

Before starting a formal dispute, please contact support@maraboard.com with the account email, relevant project or payment reference, and a description of the issue so we can try to resolve it. This does not prevent either party from seeking urgent relief or using rights and forums provided by applicable law.

13. Changes to These Terms

We may update these Terms for service, provider, security, or legal changes. The current effective date appears above. Material changes will apply prospectively with additional notice where appropriate; changes do not remove rights already required by law.
